Application to build three detached houses turned down amid concerns over 'incredibly dangerous road'

Cheshire East has refused an outline application to bulldoze a home and other buildings in the green belt at Nether Alderley and replace them with three detached houses.

Mr and Mrs Azmeh want to demolish the existing house, garages and leisure building at Lower Fern Hill, which is located on the north side of the A537 Chelford Road, about 0.5km to the east of the junction with the A34.

Nether Alderley Parish Council objected saying: "We do not believe that this is grey belt and the access on to this busy road is poor."

Two residents objected citing several reasons including the 'incredibly dangerous road with blind bends and high speeds'.

They also said the proposal would have a negative effect on wildlife and the picturesque countryside by impacting the woodland nearby.

The site is located within the green belt and is previously developed.

Cheshire East's planning officers say the proposal would result in the uplift of an additional two dwellings within the site, which is given weight because the council does not have a five-year housing land supply.

But the officers, acting under delegated authority, this week refused the application on the grounds the site is located in an unsustainable location where future occupiers would be heavily reliant on the private car to access basic services and facilities.

They also said insufficient information had been submitted to assess adequately the impact of the proposed development on nature conservation interests.
