Plans have been submitted for an industrial development and up to 58 homes on the site of a Bosley mill where four people died following a devastating explosion in 2015.

Boden and Davies Ltd is seeking full planning permission for the demolition of some buildings and the erection of additional and improvement of existing industrial development on land at Bosley Works off Tunstall Road.

The applicant has also applied for outline permission for a residential scheme of up to 58 dwellings, community development, public realm, a memorial, landscaping and infrastructure.

Derek Moore, Dorothy Bailey, William Barks and Jason Shingler, who all worked on the site, sadly lost their lives in the explosion and fire which ripped through the Wood Flour Mill in July 2015.

A planning statement submitted to Cheshire East Council by AshtonHale says: "This awful event deeply affected the village, industry and surrounding communities and, as such, the applicant is aware that any future redevelopment requires sensitivity and careful consideration."

Bosley Works has a long history of industrial and residential use.

The planning statement says: "The proposals present an opportunity to bring forward a high-quality, well-considered redevelopment that responds sensitively to the site's industrial heritage, its setting adjacent to the River Dane and Macclesfield Canal, and nearby heritage assets including the grade-two listed Lymford Bridge and the Macclesfield Canal Conservation Area."

It says the scheme would deliver significant economic and social benefits.

"It would retain and rationalise existing employment uses on site, provide additional flexible industrial floorspace, and generate temporary construction employment and expenditure, supporting the wider rural economy," states the planning document.

"Up to 58 new dwellings would make a direct contribution to meeting identified housing needs within Cheshire East, supported by new community uses, public realm, landscaping and improved pedestrian/cycle connections that would help create a more inclusive, integrated and attractive place for both residents and the wider community."

The residential element proposes 11 flats for smaller households and 47 houses ranging from two to four bedrooms.

Access to the development would be off Tunstall Road.

A design and access statement from Bower Mattin Partnership Architects says the applicant has responded to community feedback by reducing the number of homes proposed from 70 to 58 and confining development to previously developed land to protect open countryside and reduce the visual impact.

It adds: The overall proposal is rooted in history but ambitious with modern forms and technology which reflect the ambition of the client and site to provide a more sustainable future for the area."

The application, number 25/4826/FUL, can be viewed on the planning portal on Cheshire East Council's website.

The last date for comments is November 11.
