Up to nine homes proposed for green belt site in Over Peover

Up to nine homes are proposed for a green belt site at Over Peover near Chelford.
Richard and Andrew Perry have applied for permission in principle for the properties on land adjacent to 12 Small Holdings at Stocks Lane.
A supporting planning statement submitted by Jay Ashall Partnership says the site contains an existing dwelling, two barns, a concrete yard and a glass house as well as an extensive landscaped space.
The application is for 'permission in principle' (PIP), a two-stage mechanism for obtaining planning approval for housing development.
This first stage limits the scope for consideration to location, land use and the amount of development.
The planning statement says: "The existing site is already in residential use, acting as surplus garden space for the residential dwelling of 12 Small Holdings.
"The site is also surrounded by other residential use. It is therefore considered that the proposed land use for new residential development would be suitable."
It continues: "Due to its location nestled between existing built form, the application site would be an ideal land use for housing as the proposal would not undermine the purposes of green belt."
The document states Cheshire East Council does not have a five-year housing land supply as required and argues the site meets the criteria for grey belt.
It says it is locationally sustainable, 'bearing in mind its location within walking distance of a local bus route and the facilities being available in Over Peover itself and a wider range of shops, services and facilities in nearby towns and villages'.
Regarding amount of development, the applicants say the plot is capable of accommodating nine homes and the density of the development would not be out of character along Stocks Lane and would be appropriate for a rural location, 'making efficient use of the land available whilst preserving the local character'.
The application is due to be determined by a planning officer under delegated authority and if PIP is granted, the site must receive a grant of technical details consent before development can proceed.
The application, number 26/1132/PIP, can be viewed on the planning portal on Cheshire East Council's website.
The last date for submitting comments is April 22.
