AstraZeneca's old research and development site could be turned into private healthcare facility

A five-storey building at Alderley Park previously used by AstraZeneca for drug research and development could soon be transformed into a private healthcare facility.
Alderley Park Ltd has applied for the change of use for Block 33, which is located towards the northern end of the Mereside Campus.
A planning statement submitted by CV Planning on behalf of the applicant, states: "The proposed development requires a change of use in order to operate the building for the purposes of a healthcare facility where visiting members of the public can access elective treatments.
"Whilst the majority of the treatments and procedures to be offered are expected to comprise of day cases, there will, on occasion, be the requirement for patients to stay overnight at the facility."
The planning document says the proposed facility will be a private operation but publicly accessible to those wishing to pay for their treatment and for those with medical insurance.
It says it is also possible NHS patients may use treatment options at the building where the wider NHS is at capacity and the relevant Trust utilises the facility.
The focus of the facility will be for elective care procedures and will include
- physiotherapy and rehabilitation;
- out-patient clinics with consultation rooms;
- capacities for day procedures and minor surgery that does not require overnight stays;
- specialist clinics with the possibility for urgent cancer care/treatment;
- a range of advanced diagnostics including x-rays, CT scans, MRI scans etc;
- provision of other specialist services including orthopaedic procedures, hip and knee replacement surgery and musculoskeletal treatment.

The applicant says 180 dedicated spaces will be provided within the existing car park and these would be reserved for patients, visitors and staff.
The report says securing the healthcare use within the park will help to strengthen the strategic role of Alderley Park within Cheshire and reinforce its national role in health, science, and innovation.
It adds: "Cheshire East has seen a 41 per cent increase in the over-75 population between 2011 and 2023 and has a significantly higher cohort aged 65-plus when compared to the national average.
"There is an evident need to provide additional healthcare provision including within the private market which this facility will deliver, thereby helping to meet the evidenced needs of a rapidly ageing local population."
The application, number 26/1891/FUL can be viewed on the planning portal on Cheshire East Council's website.
The last date for submitting comments is June 24, 2026.
