Four townhouses refused on site of derelict Macclesfield property

An empty home in Macclesfield shall remain empty for a little longer, as plans to transform the site into multiple dwellings have been denied.

Last month, Macclesfield Nub News reported of an application to turn a vacant east Macclesfield home into four townhouses.

Yet just weeks later, the plans have been quickly shot down by Cheshire East Council.

A Cheshire East planning officer refused the plans on three reasons.

The planning document authored by an unnamed authorised officer said:

"Concern is raised regarding the impact of the scale and proximity of the proposed development upon the setting of heritage assets, and insufficient information has been submitted with regards to the impact of the development on surrounding listed and locally listed buildings. The full impact of the proposal on heritage assets is therefore unknown, contrary to Policy SE7 (The Historic Environment) of the Cheshire East Local Plan Strategy, Policy HER1 (Heritage Assets) and HER4 (Listed Buildings) of the Site Allocations and Development Policies Document and the National Planning Policy Framework."

"The proposed development would have a significant impact on the living conditions of neighbouring properties and the future occupiers of the proposed development, and the lack of amenity space for Townhouse 4 would not provide a high standard of amenity for future users of the site. The proposal is therefore contrary to Policies SD1 (Sustainable Development in Cheshire East), SD2 (Sustainable Development Principles) and SE1 (Design) of the Cheshire East Local Plan Strategy, Policy HOU12 (Amenity) and HOU13 (Residential Standards) of the Site Allocations and Development Policies Document and the National Planning Policy Framework.

"The proposed development would not provide two off-street parking spaces per unit and thus fails to accord with Cheshire East's parking requirements. The proposal development would therefore increase the demand for on-street parking. The proposal fails to accord with the parking requirements outlined under Appendix C of the Cheshire East Local Plan Strategy, Policy INF3 (Highway Safety and Access) of the Site Allocations and Development Policies Document and the National Planning Policy Framework."

Members of the public were also against the proposals.

One resident of Barber Street said: "I think 4 townhouses will be to much for the size of the site, as its only a narrow dirt road, parking would be a problem."
