Macclesfield: 29 affordable homes coming to Ivy Road
Plans to build 29 affordable homes on the site of the former Ivy House in Macclesfield have been recommended for approval.
Ivy House, together with 16 bungalows and 15 lock-up garages, was demolished almost two years ago after Peaks and Plains Housing said the homes were no longer suitable because of their age, design and condition.
Now the social housing provider has submitted an application to build 29 homes on the Ivy Road site.
The scheme would comprise two four-bedroom houses; seven three-bed houses; 12 two-bed houses; six one-bed apartments and two bungalows.
A report from Cheshire East's planning officer to next week's meeting of the council's northern planning committee, states: "The design, layout and scale of the development is considered appropriate… Each plot is considered to afford appropriate levels of external amenity space for future occupants, plus vehicular and cycle parking that meet recommended standards for amounts and sizes."
It adds: "There are no concerns with regards to residential amenity, pollution control, highways safety and flood risk management/water prevention subject to the use of planning conditions."
The report states a viability assessment concluded it would be not possible to make financial contributions towards planning obligations such as education, NHS and open space and outdoor sport and recreation, as requested.
But it adds: "Having regard to the viability issues surrounding this site and the need for affordable housing of the types, mix and tenures proposed on a previously developed, recently residential site within the Macclesfield settlement boundary, the lack of policy compliant financial contributions is outweighed by these other material considerations in this case."
A couple of nearby residents have objected to the application, saying there is insufficient on-site parking and it will have an adverse impact on parking for existing residents.
One resident has emailed the council in support of the proposal.
The northern planning committee meeting takes place at Macclesfield Town Hall, at 10am on Wednesday, October 4.
