Macclesfield tenant wins compensation after years of living with damp and mould
By Matthew Hancock-Bruce 1st May 2026
Tenants living in parts of Macclesfield are continuing to face serious issues with damp and mould, with some reporting that problems are left unresolved for years despite repeated complaints.
One recent case from an estate near Macclesfield Football Club has highlighted the impact these conditions can have when repairs are not carried out.
The tenant, Sarah (name changed for privacy), had been living in the property for several years when damp first began to appear. What started as small patches on the walls gradually spread across multiple rooms, including the bedroom and living area. Over time, the condition of the property worsened, with mould forming along walls and ceilings and a persistent musty environment throughout the home.
Sarah reported the issue to her landlord on numerous occasions. While assurances were given, no effective action was taken to properly resolve the cause of the damp. Temporary measures were suggested, but these failed to address the underlying problem, allowing the situation to continue deteriorating.

As the damp and mould spread, the impact became more serious. Sarah began experiencing breathing difficulties, which developed over time as she continued living in the property. What should have been a safe and secure home instead became increasingly difficult to live in.
After seeking support, Sarah pursued a housing disrepair claim. Evidence was gathered to show both the extent of the damage and the length of time the issue had gone unresolved despite being reported.
Following the legal process, Sarah was awarded £3,050 in compensation after fees. The landlord was also required to carry out the necessary repairs to resolve the damp and mould issues that had been left untreated for years.
Cases like this are becoming more common across Macclesfield, with tenants often unaware that they may be entitled to compensation when landlords fail to act within a reasonable timeframe.
Damp and mould are not minor issues. When left unresolved, they can have serious consequences for both the condition of a property and the health of those living in it.
Local support services are now encouraging tenants in Macclesfield experiencing similar issues to seek advice and understand their rights, as more people come forward with similar experiences across the area.
