Up to 40 homes proposed for safeguarded land in Bollington

Up to 40 homes are being proposed for safeguarded land north of Henshall Road in Bollington.
H Cumberbirch has applied for outline permission for residential development on the two-hectare site.
A planning, design and access statement from Knights says the applicant won't be the developer 'however there is very strong developer interest'.
It adds: "The final quantum of development would be presented by the developer at the reserved matters stage."
The scheme would include 30 per cent affordable housing.
The planning statement says: "The proposal seeks to deliver a broad mix of housing on the site, which could include a range of two, three and four-bedroom open market housing units, a mix of one, two and three-bedroom units for social rent and a mix of two and three-bedroom shared ownership properties."
Access would be off Henshall Road via a priority T-junction.
The site is privately-owned, fenced-off land comprising trees, shrubbery and grassland.
The planning document says it is an excellent housing site because it is safeguarded for future development and does not involve the loss of best and most versatile land or the loss of green belt land.
It says the site is located adjacent to a built-up area with ready access to shops, services and public transport.
At the time of writing, one resident has objected to the application raising concerns about the principle of residential development on the land and its potential impact on established woodland and wildlife habitats.
The objector has also cited concerns about the effect on the residential amenity of existing properties, and the lack of sufficient detail to establish how neighbouring homes would be protected.
Bollington Town Council says it is neither objecting to nor supporting the application at this stage.
"Members feel that there is insufficient information available to make an informed and considered decision," says the statement from the town council.
"Further information, clarification and supporting technical evidence are required before the council can reach a final position."
The application, number 26/3606/OUT, can be viewed on the planning portal on Cheshire East Council's website.
The last date for submitting comments is November 27 and the application will be determined by the northern planning committee at a date yet to be decided.
