Cheshire East is expected to refuse an application for about 100 homes because the development would impair the efficiency of the Jodrell Bank telescope.

Bridgemount Developments has applied for outline permission for up to 101 dwellings on land off London Road at Holmes Chapel.

The application is due to be considered by Cheshire East's southern planning committee on Wednesday.

But the site falls within the consultation zone for Jodrell Bank, a designated World Heritage Site.

A report from the council's planning officer to next week's meeting, states: "The University of Manchester has confirmed that it opposes this development.

"The development would impair the efficiency of the Jodrell Bank radio telescope."

Holmes Chapel Parish Council has objected to the application, saying commercial development is a far more appropriate use for that site and will bring greater benefits to the village and residents than residential development.

It has also raised issues concerning drainage.

Bespak has objected saying the proposal poses a significant risk to both its current operations and future expansion.

Three residents have objected and another five have made general observations.

The proposal is for a residential development on a 3.41-hectare former industrial site to the east of London Road which has previously been granted permission for a supermarket.

The planning officer's report states: "The proposal would provide economic benefits during both the construction and occupation stages of the development.

"There will also be a benefit in the form of housing delivery – up to 101 dwellings with 30 per cent affordable units.

"The site is sustainably located and there is access to the services/facilities available in Holmes Chapel."

But it adds because of the effect it would have on Jodrell Bank 'the adverse impacts would not significantly and demonstrably outweigh the benefits'.

The application is recommended for refusal.

The southern planning committee meeting takes place at 10am on Wednesday, July 29, at Delamere House in Crewe.
