Developer submits plans for 200-home estate on Macclesfield green belt
Plans have been submitted for up to 200 homes in Macclesfield with the developer saying they could be built within four and a half years of outline planning permission being granted.
Bloor Homes wants to build the new estate on land off Prestbury Road.
The 16.4-hectare application site comprises three agricultural fields.
A planning statement from Turley Planning, on behalf of the applicant, states: "It is anticipated that the site could accommodate up to 200 dwellings, including 45 per cent affordable housing.
"Significant areas of new public open space are also proposed, with the easternmost part of the site kept free from development and new connections provided through the site to Macclesfield Riverside Park to the east, for the benefit of existing and future residents.
"The amount of new public open space to be provided on site is more than 4.5 times the amount required through planning policy, and the open space will be provided, maintained and managed in perpetuity at no public expense."
The document says the application has been submitted 'in response to the ongoing housing crisis'.
It says the site is in control of Bloor Homes and 'Bloor is committed to the delivery of new homes on the application site at the earliest opportunity'.
"All 200 homes on the site could be delivered within 4.5 years of outline planning permission being granted, making a notable contribution to the current shortage of market and affordable housing in Cheshire East," it says.
The application site is in the green belt.
The planning document states: "Recent changes to national planning policy made in December 2024 introduced the concept of 'grey belt' land and makes clear the circumstances in which the provision of new homes on grey belt land will be considered as appropriate."
It says the application site constitutes grey belt land and will meet the 'golden rules' of housing within the green belt including:
- the provision of 45 per cent affordable housing;
- on-site provision and financial contributions to the delivery of necessary infrastructure;
- significant improvements to new and existing green spaces that will be accessible to the public.
The application, number 25/0210/OUT, can be viewed on the planning portal on Cheshire East Council's website.
The last date to submit comments is February 19, 2025.
