Luxury housebuilder looking to build on vacant site that has 'fallen into disrepair'

A luxury housebuilder has applied for permission to build six family homes on the vacant site of the former Collinwood Nurseries in Mottram St Andrew.

PH Property Holdings wants to build three five-bed detached houses and three three-bed cottages on a triangular parcel of land between Wilmslow Old Road and Moss Lane.

A design and access statement submitted by Calderpeel Architects states: "Our proposal aims to enhance the site with thoughtfully designed residential units while preserving the area's natural charm and meeting sustainability standards.

"Overall, the scheme represents a well-considered and sustainable form of development that will enhance the site and contribute positively to the character of Mottram St Andrew."

It says the site offers convenient accessibility to Prestbury and Wilmslow.

The land is in the green belt, but a planning statement submitted by Peacock and Smith on behalf of the applicant says it meets grey belt criteria.

The planning document says: "The proposed development will deliver six high-quality family homes in an area where there is a demonstrable shortfall in housing supply.

"Cheshire East currently identifies a housing land supply of just 3.8 years, significantly below the five-year requirement set out in national policy.

"The site represents grey belt development and accords with national planning policy."

It says the benefits of the scheme include the regeneration of a vacant site which has fallen into a state of disrepair; the provision of much-needed residential dwellings within the village setting; a new entrance feature for the village for visitors arriving from the north and the provision of a new village green area.

The application, number 26/1755/FUL, can be viewed on the planning portal on Cheshire East Council's website.

The last date for comments is July 16.
