Macclesfield: Over 220 objections to new campsite in Bosley

More than 220 people have objected to plans to use a field at Bosley as a touring caravan and camp site.

Happy Healthy Hub Ltd wants permission to set up 74 pitches on the site which is bordered by the A54 and A523 Leek Road.

Cheshire East's planning officers have recommended the strategic planning board refuse the scheme when it is considered at Friday's meeting.

A report from a council planning states: "The proposed camping and caravan site would be an inappropriate scale in relation to the location and setting of the site, and no evidence has been submitted to demonstrate that there is an identified need for the proposal.

"The development would also have an adverse effect on the character of the surrounding landscape and the visual qualities of the countryside within which it is located."

The report acknowledges there would be some benefits as the camp site would provide opportunities for visitors to access the countryside.

It would also create jobs during the construction period and five full-time equivalent posts on the site.

But it adds: "Due to the lack of shops and services in the vicinity of the site, there would be very limited economic benefit to the area where the impacts of the development would be most evident."

The application is for the siting of 74 pitches for touring caravans, motorhomes and tents arranged in clusters throughout the site.

An amenity building would be located to the west, along with two permanently sited wardens' caravans and parking area.

A new vehicular and pedestrian access would be taken from Leek Road with an additional emergency exit on Buxton Road to the north and Fold Lane to the south.

Bosley Parish Council has raised a number of concerns including the visual impact may be significant from a local viewpoint and the wider views and from the Peak District National Park.

The parish council also says there is no evidenced need for the facility and the proposals bring no value to the community.

A 228-signature petition has been sent to Cheshire East Council objecting to the proposal and 105 letters of objection have been sent from neighbours, countryside charity CPRE, and other interested parties.

Among their many reasons for objection are the scale of development so close to existing dwellings, the location is unsustainable and the proposals would dominate the village.

The application has been recommended for refusal on a number of grounds including it would be an inappropriate scale in relation to the location and setting of the site, and no evidence has been submitted to demonstrate that there is an identified need for it.

The proposal will be considered by the strategic planning board at its meeting at Crewe Municipal Buildings at 10am on Friday, June 28.
