Macclesfield: Science company want to move into Tytherington Business Park

A brand new planning application could see a new science firm move into Tytherington Business Park.

The application on the Cheshire East Council website concerns potential "Erection of two chimney stacks and associated plant equipment, condenser and cylinder storage compounds, timber screening, alterations to existing car parking and landscaping, removal of existing condenser units and associated works." 

Applicants The Emerson Group, acting on behalf of a business they own called Orbit Investments (Properties) Limited, want to move in to an office building vacant since December 2021.

However, they want to make a few changes to it.

A planning document states: "The proposal seeks planning permission for the erection of two chimney stacks and associated plant equipment, condenser and cylinder storage compounds, timber screening, alterations to existing car parking and landscaping, removal of existing condenser units and associated works.at Peakside House, Tytherington.

"[sic]... There has now been firm interest in the building from potential tenants who would like to occupy the building and operate a new bespoke laboratory facility.

"The proposed tenant would be a contract research organisation in the life sciences sector, offering services primarily to drug discovery companies and delivering projects for the pre-clinical development of new treatments for unmet clinical need in areas such as oncology. The tenant requires the proposed amendments to the building and the site in order to facilitate their occupation in the building."

"The services offered by the potential tenant are focused on laboratory-based chemistry drug discovery using highly trained research staff."

The applicant claims the new venture could create 100 jobs, with 80 of these being in research.

The proposed working hours would be 07:30 to 17:30 Monday – Friday.

They also want to remove the existing air condenser units and alter the car parking and the existing landscaping to the south of Peakside House. Removing 18 spaces, leaving 98 left for vehicles and 20 for cyclists.

The applicant claims "the width of the chimney stacks would be approximately 1.7m wide, and the stacks would terminate 3m above the highest point of the existing building."

There would be 2.5m high screening surrounding the proposed plant equipment, but it is not clear what would be coming out of the chimneys from the planning documents on the Cheshire East Council website.

Orbit Developments have been contacted for comment.

The galvanised steel chimneys with UPVC lining would be at either side of the building, and not directly next to each other.
