Plans for 43-home development in Prestbury prompt concerns over greenbelt erosion

Plans for a new housing development in Prestbury have prompted concern among local residents.

Anwyl Homes has applied to Cheshire East Council for permission to build 43 new homes on a 4.54-acre site off Prestbury Lane.

More than a dozen objections have been made to the plans, with Prestbury Parish Council outlining several factors that make such a development unsuitable.

This includes concerns around flooding, traffic and the destruction of 'high quality' agricultural land.

The council's objection letter reads: "The development represents more greenbelt erosion without justification.

"It does not fit any criteria for development in the greenbelt. In addition, the proposal does not represent a natural extension to the village.

"The plans submitted represent an over development of the site. The housing density proposed is far too excessive for the site.

"The proposed Adlington New Town is close to this site, and this development would serve to make it difficult for the built area of Prestbury village to remain separate."

It continues: "Prestbury does not have adequate services and infrastructure for such as increase in housing and population.

"This especially applies to the road network within Prestbury which wasn't built to serve housing of this density with the accompanying increase in traffic.

"The proposed Adlington New Town stretches to close to this development which, if it were to go ahead, would massively further compound the problem.

"It is important that any comments received from residents are taken into consideration as this proposal would have a significant impact to the surrounding neighbourhood and indeed to the whole of Prestbury."

Around 30% of the properties proposed by Anwyl Homes will be designated as affordable housing.

The developer says the scheme would feature 'bespoke elevations designed to complement the character of Prestbury's surrounding properties and semi-rural setting, alongside a carefully considered landscape scheme'.

Plans also include on-site play space and an enhanced pedestrian link into Prestbury village.

Mark Calvert, managing director for Anwyl Homes Cheshire and North Wales, said: "Our development proposals for Prestbury Lane respect the distinctive character of the village.

"The scheme would also contribute towards addressing Cheshire East's housing shortage, with a mix of homes planned to support local families and those looking to stay within the area, including affordable homes.

"We want to ensure that any new development here feels like a natural extension of Prestbury, so we have created a tailored design for the site."

 Subject to planning approval, construction could begin in late 2026, with the homes being released for sale in early 2027 and the development anticipated to be completed in 2028.

The application can be viewed on the Cheshire East Council planning website under the application reference number 25/4797/FUL.
