Plans submitted for 104-home estate on agricultural land in Chelford

Plans have been submitted for a 104-home estate on a field at Chelford.
Barratt & David Wilson Homes want to build the homes on 4.96 hectares of agricultural land east of Chelford Railway Station.
Access to the new site would be off Knutsford Road.
Much of the land is safeguarded for future development in Cheshire East's site allocations development plan document (SADPD), although a narrow strip is designated as green belt.
A planning statement submitted by Asteer Planning on behalf of the applicants, states: "Given the site's status as safeguarded for development beyond the plan period, with the period being 2010 to 2030, the development proposal is contrary to the development plan.
"However, given the council is not able to demonstrate a five-year supply of deliverable housing sites, and in light of the significant benefits the development will provide, the proposal represents sustainable development in line with the NPPF (national planning policy framework), and under the tilted balance planning permission should be granted."
The proposal is for 104 homes with associated roads, footpaths, public and private open space and related infrastructure.
The homes would be a mix of properties, ranging from one to four bedrooms, predominantly two-storeys, with a couple of 2.5-storey houses at key locations.

The planning document states: "The proposed development is in a highly sustainable location, offering good connectivity and access to local services.
"It will also deliver significant community benefits, including 30 per cent affordable housing, connectivity between the existing settlement and facilities around the village hall, public open space, and a locally equipped area of play (LEAP).
"The scheme will additionally support sustainable development principles through the delivery of significant economic, social, and environmental benefits."
At the time of writing two residents have formally objected to the application.
They have raised concerns about flooding and inadequate drainage infrastructure, saying Chelford regularly floods, particularly along the road adjacent to the proposed site and outside Chelford Village Hall.
Other objections relate to increased traffic and road safety, overlooking and loss of privacy for some nearby residents.
The application, number 25/1584/FUL, can be viewed on the planning portal on Cheshire East Council's website.
The last date for submitting comments is July 3.
The application is due to be determined by the strategic planning board at date yet to be decided.
